  I grassed a small lawn area that was in a shaded courtyard area with Buffalo grass. It's pretty hard wearing, drought resistant and shade tolerant, and doesn't spread like couch and kikuyu. If the soil is good you can grow with runners, seed not so good. or just turf the lot. We only bought a small amount of turf and spread it out as runners, took no time to cover the area and needed little feed or care.
  Note. Don't cut it too low or you'll kill it.
