for starters, no rental property should be without a lemon tree. visitor
parking bays want shade, consider citrus amongst other things

and it's a sin not to include your stock standard perennial herbs (rosemary,
thyme, sage, oregano, various mints, etc etc) or consider a strawberry
infestation along the driveway

and i think it's unrealistic to assume a 'zero-maintenance' situation -
someone will no doubt be paying a small fortune to mow the lawns every month
or two - i hear even jim's minions may be capable of a little pruning in the
not too distant future.
